The answer, as with many things, is: it depends. Many variables go into how a home inspector will price a particular inspection as no two homes are exactly alike. When developing a quote, the inspector will consider things such as:
- What is the square footage of the home?
- How many bedrooms are in the home?
- How many bathrooms (and plumbing fixtures) are in the home?
- Does it have multiple HVAC systems?
- What is the age of the home (which impacts construction methods and standards)?
That being said, there is also a common range applicable to most homes. The typical inspection will be $425 - $525. For homes that have unusual aspects for items like those listed above, it is possible for pricing to exceed that range.
Exact pricing is provided after analyzing the specific elements and provided to the client as part of the contract prior to the inspection.

The basics:
1. The client has chosen a new home, signed a contract for purchase, and is ready to get the added assurance a home inspection provides
2. The pre-inspection agreement is signed, and the inspection is completed with a report generated for the client
3. Using the information in the report, the client moves forward with the home transaction by discussing what, if any, corrections need to be made before closing
Now for some specifics:
Ohio maintains the Ohio Standards of Practice for home inspection, and this is the standard we follow as required by licensure. This standard covers the major home systems common within residential construction. Unique or specialized systems are not covered within the scope of a standard home inspection, and either require the inspector to add on additional separate specified inspections, if possible, or recommend the client hire a company that specializes in that system.

As the inspector is analyzing the home, they are looking for what is known as a reportable defect. These are things about the home's condition that are not in compliance with the Standards of Practice identified during visual inspection. When found, the inspector will include this information in the report about the home, provided to the client, to enable the client to makes decisions about the real estate transaction.
We highly encourage each client to attend the inspection. This provides an opportunity to see what the inspector sees in real time. Clients can ask questions about defects that are found and get to know the property better as a result. At Final Approach we provide electronically-delivered written reports to our clients, however, the client experience can be further enhanced by in-person communication with our inspectors.
Our clients can anticipate their Final Approach inspection to last 3-4 hours depending on many variables including the size and age of the home, number of fixtures, and how many defects are present. The client is invited to arrive at the home near the end of the inspection timeframe to receive an explanation of defects identified up to that point. After the inspector reviews each section of the property, a report will be completed and then provided to the client.
